A restaurant fit-out in Qatar has two jobs: create a space guests want to return to, and give the kitchen team a safe, efficient place to work. ADMIRAY designs and delivers both, coordinating concept, kitchen MEP, extraction, food-safe finishes and in-house joinery so you can open on time.
Qatar's food and beverage scene is competitive, from specialty coffee shops and bakeries to casual dining and destination restaurants in malls, hotels and waterfront districts. Guests notice the atmosphere first: lighting, materials, seating comfort, acoustics and the flow from entrance to table. Operators notice the kitchen: whether the line works at peak hours, whether storage and wash-up are in the right place and whether the space is easy to keep clean and compliant.
We design both sides at the same time. Our portfolio includes a coffee and bakery fit-out in Msheireb Downtown, where front-of-house character and practical service areas had to work together in a compact footprint.
Kitchens drive the technical scope of a restaurant fit-out. Before the concept is fixed, we confirm what the unit can support:
In malls and mixed-use buildings, the landlord's design criteria usually define the extraction route, grease management, utilities and connection points available to each unit. Confirming these early avoids redesigns after the lease is signed.
Kitchen and preparation areas need surfaces that are durable, non-absorbent and easy to clean. We typically specify slip-resistant flooring with coved skirting, washable wall finishes or cladding, stainless steel work surfaces, cleanable ceilings and sealed joints, along with lighting levels suited to food preparation. In front of house we choose upholstery, table tops and floors that look good and stand up to constant cleaning.
Restaurants in Qatar involve more approvals than most interiors. Food establishments are registered and inspected through the Ministry of Public Health's food safety function, which looks at matters such as preparation layout, hand-washing, refrigerated storage and waste handling. The civil defence authority provides safety approval connected to commercial licensing, and fire safety should be considered from the design stage, particularly where cooking equipment, extraction or gas is involved. The commercial licence for the premises typically depends on the building's completion documentation and, where leased, the rental agreement. Malls and landlords add their own design review and inspections.
Requirements change, so we always advise checking the current rules with the relevant authorities and your landlord. Our role is to design and build the space so it can meet them, and to coordinate drawings and information with your licensing consultant.
Counters, bars, display units, banquette seating, wall panelling and shelving are produced in our own workshop. Making them locally means we can fine-tune dimensions for equipment, match finishes precisely to the concept and keep control of timing as opening day approaches.
Most operators have a fixed opening date, rent-free period or launch plan. We help protect it by confirming landlord requirements and MEP capacity first, ordering long-lead equipment early, sequencing kitchen works so specialist installers have clear access and leaving time for inspections and staff training before the doors open.
We fit out restaurants and cafés across Qatar, including Msheireb Downtown, West Bay, The Pearl, Lusail, Al Sadd and the major shopping malls.

We develop interiors from concept through space planning, material selection, furniture, lighting, 3D visuals and detailed design. For commercial and corporate projects, we also develop design guidelines and interior standards.

We design and produce custom furniture and joinery in Qatar, including kitchens, wardrobes, vanities, built-in units, decorative joinery and upholstered furniture.
ExploreCheck the electrical capacity, gas availability, extraction route and discharge point, drainage and grease trap provision, and the landlord's design criteria. These decide what kind of kitchen the unit can support. We can review a unit with you before you commit.
We design the kitchen layout and coordinate the MEP, extraction, drainage and finishes around it, working with your kitchen equipment supplier or consultant on the equipment specification.
Typically food-safety registration and inspection through the Ministry of Public Health, civil defence safety approval linked to commercial licensing, the commercial licence itself and any landlord or mall approvals. Requirements change, so confirm current rules with the authorities and your licensing consultant.

Yes. We can strip out, reuse what is still sound, update services and deliver a new concept, often on a compressed programme to limit lost trading time.
